Damp & Timber Surveys Throughout The UK

A landlord has a legal responsibility to maintain the structure of the property in a good state of repair. Any form of dampness is almost certainly unacceptable, so if your property shows any sign of dampness you’ve got to deal with it as soon as possible. If you are the landlord of a property that is occupied by tenants, whether it be through an estate agent, managed privately, or managed by a housing association, you will be required to carry out a damp survey so that you are aware of any dampness within the property.

What is the PCA?

The PCA is the Property Care Association, formerly known as the British Wood Preserving and Damp proofing Association (BWPDA). All of OJ’s Damp & Timber Surveyors are members of the PCA, while also being fully qualified CSTDB (Certificated Surveyor of Timber & Dampness in Buildings).

What is Damp?

Damp is due to excess moisture caused by factors such as condensation through rain water seeping into property, or rising damp where moisture from ground level travels up through the walls.

The most common type of damp is condensation damp, it forms very easily and quickly but can also be eliminated easily compared to other types, such as penetrating and rising damp. Condensation is formed when moist air comes into contact with a colder surface like a wall, window, mirror etc. The most effective way of eliminating condensation is through ventilation.

Rising damp is quite a rare type of damp, this most commonly occurs when moisture travels up through the walls from ground level. This type of damp is most commonly found in building materials which include plasterboard, floorboards, joists and skirtings. These materials absorb the ground water easily. You could even find evidence of wet rot in the timber.

Penetrating damp is caused from water leaking through the walls. This most commonly happens as a result of structural problems, such as faulty roofing, guttering, or damage to external walls.

What is Timber Rot?

Timber rot also known as wet rot can affect buildings of all ages, if rot is found in timber it should be identified and removal action taken quickly. Timber rot is caused by moisture in the timber, it’s just like damp but it gets trapped in the timber and causes the timber to rot away from the inside out.

Whether be a studio flat or a large listed building, timber rot can quickly destroy timbers and other building materials. This can leave owners requiring huge repairs which can take a large amount of time and money. The most common reason for it is to take a huge amount of time to repair, due to it being treated when first discovered. If left untreated for a period, it will spread rapidly destroying the timber itself, as well as destroying the timber it will regenerate by producing large amounts of dry rot.

What Can OJ Health and Safety Do To Help with Damp & Timber Rot?

Our damp surveys will provide clients with what damp issues the building currently has. As well as this, OJ will look into what damage the dampness has caused whilst also providing a detailed report on what is needed to correct the current damp issues.

What if Damp & Timber Rot is found?

If dampness is found during this damp survey, we will ensure that we provide you with a detailed report on where it was found, what the cause of this is, and also how to go about resolving the damp issue. This could include modifications to the building to ensure this doesn’t happen again or some sort of damp proofing.
