Asbestos Refurbishment Surveys

OJ Health and Safety provide HSG 264 Compliant Asbestos Refurbishment Surveys, previously known as ‘Type 3 asbestos surveys’. An Asbestos Refurbishment Survey is used to locate and describe, as far as reasonably practicable, all asbestos-containing materials (ACMs) in the building and will involve expert inspection, as necessary, to gain access to all areas.

OJ Health and Safety Pre-Refurbishment Asbestos Surveys are intrusive and can be targeted to areas that may be affected by proposed refurbishment works. A Pre-Refurbishment Asbestos Survey will be required by your CDM advisor or principal designer under the Construction Design and Management Regulations 2015.

A Pre-Refurbishment Asbestos Survey is more intrusive than an Asbestos Management Survey and should be undertaken alongside a project-specific plan of work to ensure that the survey covers all areas planned for refurbishment.

What is Asbestos?

Before its dangers were known, asbestos was often used in buildings for insulation, flooring, roofing, and was sprayed on ceilings and walls. Its use is now banned in the UK, but buildings constructed before the year 2000 may still have dangerous levels of asbestos in them. What will OJ Health and Safety do?

Pre-Refurbishment Asbestos Surveys will often be more intrusive than a regular Asbestos Management Survey and should be undertaken alongside a well-planned section of work to ensure that the survey covers all areas planned for refurbishment.

Following the completion of your Pre-Refurbishment Asbestos Survey, you will be provided with an official report detailing the location of any asbestos found within the building.

Please note: this type of survey is fully intrusive and should not be undertaken in a property that is occupied or due to be reoccupied after the survey has been completed. Electrical, mechanical and gas services should be isolated to enable the asbestos surveyors to access all areas.

Asbestos In Buildings

  • Asbestos only becomes a problem once it’s disturbed and the fibres become airborne.
  • Any building built prior to the year 2000 can contain asbestos.
  • Non-domestic buildings must have an asbestos survey report and register.
  • If you own or are responsible for a commercial building and you fail to manage the asbestos correctly, you could be prosecuted or imprisoned.

What if Asbestos is found?

OJ H&S Asbestos Refurbishment Surveys will include a risk assessment of the condition of any Asbestos Containing Materials found and their ability to release fibres into the air if they are disturbed in some way. This will give you a good initial guide to the priority for managing Asbestos Containing Materials as it will identify the materials that will most readily release airborne fibres if they are disturbed.

What are my responsibilities?

If you are the duty holder, you are required to manage your asbestos risks in line with the Control of Asbestos Regulation (CAR) 2012. Effectively managing your asbestos risks is imperative to protecting your building occupants, environment, and organisation from the risks of asbestos.
