What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC) is a document that identifies how energy efficient a building is. The building is then given a rating ranging from A (most efficient) to G (least efficient). The document also includes multiple recommendations for improving the building’s energy efficiency, which can both help reduce energy consumption as well as lower energy bills.

As well as the A – G efficiency rating and the improvement recommendations, the EPC will also show:

  • The environmental impact.
  • Estimated energy use and potential savings
  • The average energy costs of a building of that type.
  • The property’s energy performance is broken down.
  • Information about the property and the date of assessment.

When do you need an EPC?

It is a legal requirement to have an EPC if you are renting or selling a property or if the construction of a new building has been completed. An EPC is valid for ten years, and it must be presented to potential buyers or renters as soon as possible to avoid any fines.

What factors affect an EPC rating?

An EPC rating is influenced by a variety of different factors. Some elements can be quickly amended to improve energy efficiency while others can prove to be a painstaking process.

Building materials 

The materials used in the construction and insulation of the walls, roofs and floors. When a building has good insulation, it’s more likely to be energy efficient than if it was poorly insulated.

Heating systems

The overall efficiency of the boiler plays a vital role in determining the energy efficiency grade. Additionally, using renewable sources of energy, such as solar panels or wind turbines, can increase an EPC rating.

Double glazing

The presence and quality of the double glazing on any windows majorly affect the EPC rating. The double glazing of windows has been proven to reduce heat loss by up to 30%, which can increase your EPC rating by an entire grade.

Overall layout and design

This can prove to be very difficult to change but smaller and more enclosed properties usually require a reduced amount of heat to warm up, as opposed to bigger buildings with an open layout.
