What is Asbestos?
Asbestos is a naturally occurring material that was widely used in buildings before its health risks were fully understood. Builders once relied on it for insulation, flooring, roofing. Additionally, it was even sprayed on walls and ceilings. Although the use of asbestos is now banned in the UK, older buildings, especially those built before 2000 may still contain harmful levels of it. The symptoms of asbestos-related illnesses can take decades to appear. To learn more about the health risks associated with asbestos, visit the British Lung Foundation website.
If Asbestos is found…
At OJ H&S, our Asbestos Management Surveys include a thorough risk assessment of any Asbestos Containing Materials (ACMs) we identify. We evaluate not only the condition of these materials but also the potential for fibres to be released into the air if they are disturbed. This assessment provides a clear starting point for prioritising the management of ACMs. Identifying materials that may release airborne fibres enables informed decisions to enhance safety and ensure compliance with regulations.
What Can OJ Health and Safety Do To Help?
At OJ Safety, our asbestos survey services are designed to identify and recommend effective management strategies for all ACMs.
Conducting an asbestos survey is imperative in the effective management of asbestos within your premises.
The primary aim of the survey is to pinpoint the location, type, condition, and quantity of any ACMs present. Our surveys adhere to the HSE guidance note HSG264 and include:
Asbestos Management Survey – Previously referred to as a Type 2 survey, this assessment aims to locate, as far as reasonably practicable, any ACMs within the building.
Pre-Refurbishment Asbestos Survey – This replaces the old Type 3 survey. Before any refurbishment work begins, a thorough refurbishment and demolition survey is essential.
Pre-Demolition Asbestos Survey – Also replacing the former Type 3 survey, this assessment must be conducted before any demolition activities can take place.
Asbestos Re-inspection Services – Once ACMs have been identified, it is the duty holder’s responsibility to inspect these items (at least annually) and create a Management Plan.
Understanding Your Responsibilities
As the duty holder, it is essential to manage asbestos risks in accordance with the Control of Asbestos Regulations (CAR) 2012. Properly addressing these risks is crucial for safeguarding the health of your building occupants. It also protects the environment and ensures the wellbeing of your organisation. Simply put, conducting asbestos surveys can save lives and secure your facilities.
